Specialist Disability Accommodation (SDA) is NDIS-funded, purpose-built housing for participants with extreme functional impairment or very high support needs. SDA Homes WA Pty Ltd (NDIS provider 4050170867, ABN 92 682 629 385) is an NDIS-registered SDA provider based at 71 Mannikin Way, Maddington, WA 6109, offering homes across Perth’s southern, eastern, and northern suburbs — including Maddington, Thornlie, Safety Bay, Hilbert, Midland, Wanneroo, Brabham, Dayton, Hocking, Gosnells, Bentley, Belmont, Nollamara, Success, and Clarkson. We offer homes across all four SDA design categories: Improved Liveability, Fully Accessible, Robust, and High Physical Support, with every home matched to a participant’s confirmed SDA funding decision before move-in. We work directly with support coordinators, plan managers, and families from enquiry through to move-in.

Is SDA the Same as SIL?
No. SDA funds the physical home — its accessible design and built-in features. SIL (Supported Independent Living) funds the day-to-day support delivered inside that home, such as personal care and help with daily tasks. Most SDA tenants also receive SIL support, but the two are funded and delivered separately.

The NDIA pays SDA funding to a registered SDA provider to cover the home itself, not daily support. SDA Homes WA offers SDA homes across Perth in the Improved Liveability, Fully Accessible, Robust and High Physical Support categories.
You may be eligible if you are an NDIS participant with extreme functional impairment or very high support needs, and standard housing cannot meet those needs. The NDIA decides eligibility. It uses evidence such as an occupational therapist's housing assessment, usually submitted with a Home and Living request. Your support coordinator can help you put this together.
First, ask your support coordinator or NDIS planner about a Home and Living request. Second, get an occupational therapist assessment. Third, the NDIA approves SDA in your plan, with a design category and building type. Finally, call SDA Homes WA on 0456 251 522 to view homes in Perth that match your approved category.
SDA pays for the home: the accessible, purpose-built building. Supported Independent Living (SIL) pays for the support workers who help you day to day. They are separate NDIS funding types and can come from different providers. You can change your SIL provider without moving out of your SDA home.

Fully Accessible suits significant physical impairment. Robust homes are built to withstand heavy use and reduce risk. High Physical Support homes add features such as ceiling hoists for people with very high physical needs.
Yes. If SDA is approved in your NDIS plan, the NDIA pays the SDA funding directly to the registered SDA provider. You pay a reasonable rent contribution, usually 25% of the base Disability Support Pension plus any Commonwealth Rent Assistance you receive. Day-to-day support such as SIL is funded separately.
