Eligibility & Funding
SDA is about the building — its accessible design, safety features, and assistive technology. SIL (Supported Independent Living) is about the day-to-day support you receive inside that home, like personal care and help with daily tasks. The two are funded separately in your NDIS plan, and most SDA tenants also receive SIL support — but you can have SDA housing without SIL, or SIL support in a home that isn't SDA-funded.
Absolutely. If your NDIS plan doesn't yet include SDA funding, we can connect you with a support coordinator or plan manager who can help you apply, based on the NDIA's extreme functional impairment or very high support needs criteria. While your application is assessed, we can also advise on which of the four SDA design categories may suit your needs, so you're ready to move once funding is approved.
Yes. SDA is a specific NDIS support category. Funding is approved by the NDIA within an eligible participant's plan and pays for the home's accessible design and features — not day-to-day support, which is funded separately through SIL.
The Homes
Amenities vary by SDA design category but commonly include accessible bathrooms with roll-in showers, wide doorways and hallways, height-adjustable kitchen benchtops, and, in High Physical Support homes, ceiling hoists and emergency call systems. Each home's specific features are matched to its design category and the NDIS Design Standard.
Every SDA Homes WA property is matched to a participant's confirmed SDA design category and funding decision before move-in, and each home is built to that category's specific accessibility standards — from ceiling hoists and emergency call systems in High Physical Support homes to sensory-friendly layouts in Improved Liveability homes. We also work directly with your support coordinator from enquiry through to move-in.

Yes, where appropriate. Whether you live alone or share a home depends on the SDA design category and your personal preferences and support needs. If you'd like to live with a friend, family member, or another participant, let us know when you enquire — we'll work with you and your support coordinator to check whether a shared arrangement suits the home's design category and your NDIS plan, then help match you with a suitable property.
Applying & Moving In
If a suitable home is available and your SDA funding is already confirmed in your NDIS plan, move-in can happen in a matter of weeks. Confirming eligibility and funding for a new application typically takes 3-4 weeks; if you already have SDA funding approved, the process moves straight to choosing a home. Timeframes vary by location and availability, and we'll give you a realistic estimate once we understand your situation.
